What is a Lien?


A lien is a legal claim against your property. All liens must be removed before the property can change ownership. The most common lien is made by your mortgage lender. You must pay the lien from your mortgage lender before you can transfer ownership of your home.

If you are hiring a contractor to work on your property, it is recommended that you get a lien waiver. This will release you from any further obligation to your contractors’ suppliers after you pay the contractor. For example, the roof material supplier cannot put a lien on your home if the contractor that purchased the material and installed it on your house did not pay the supplier for the roof material.
