What is Assumable Mortgage?


A mortgage is assumable if the seller can transfer the mortgage to the new buyer.

There is usually an Assumption Clause in the terms of the loan that will tell you if you have an assumable mortgage.

If the buyer assumes the mortgage, the buyer takes legal responsibility to pay the mortgage and the seller is no longer responsible for the mortgage.
